Brick vs Stone: Which Exterior Lasts Longer in Illinois?

December 2, 2024 6 min read

Both brick and stone offer exceptional longevity in Illinois's climate — but they perform differently, cost differently, and require different maintenance over their lifespans. Here's how to choose.

The question of brick versus stone for a Chicagoland home exterior is one without a universal correct answer — because brick and stone each have performance characteristics that make them better suited to certain applications, budgets, and aesthetic objectives. What follows is the comparison we walk homeowners through during our material selection consultations, because an informed decision at the design stage prevents expensive second-guessing later.

Durability and weather performance. Both SW-rated clay brick and quality Indiana limestone perform exceptionally well in Illinois's freeze-thaw climate when properly installed. Clay brick has a longer domestic track record in Chicago — the city's 19th-century brick stock is still performing — and it is highly predictable in how it ages. Natural stone varies significantly by type: Indiana limestone is an excellent performer; imported marble, travertine, and soft limestone are not rated for severe weather conditions and should not be used on Chicago exteriors. Manufactured stone veneer products vary widely in quality and are generally not equivalent to natural stone in freeze-thaw performance.

Cost and maintenance. Full-bed clay brick and natural stone are comparable in installed cost for similar applications, though the specific price depends heavily on the materials selected and the installation complexity. Both require mortar maintenance at 20- to 25-year intervals. Natural stone sealing requirements vary by stone type — some stones benefit from penetrating sealer applications every 10 years; others do not require it. Neither material requires painting, staining, or replacement of the face material itself over the lifetime of the building if properly installed and maintained.

Aesthetic considerations. Brick and stone create different visual textures, mass impressions, and architectural references. Brick reads as traditional, civic, and durable. Stone reads as premium, substantial, and timeless — but the specific stone type and installation pattern significantly affect the end result. The best guidance we can give is to bring both materials to your project site in daylight and evaluate them against your home's existing colors, the street context, and your own visual instincts before committing. We do this as part of every material selection consultation at no charge.
